Drain Field Repair & Replacement

The tank is the cheap part. The drain field is the five-figure part — and most of them give months of warning before they quit. We diagnose first, dig last.

A soggy patch in the yard is not automatically a $15,000 problem. It is also not something to watch for another season. Drain field work goes wrong in two directions around here: homeowners who replace a field that only needed the load taken off it, and homeowners who wait until the system quits in February and lose all their options at once.

We do the diagnosis before anyone talks about excavation, because on a Penobscot County property the difference between those two outcomes is usually a $350 pump-out and an honest look in the tank.

How We Tell a Tank Problem From a Field Problem

Almost every call that starts with "I think my leach field is failing" gets the same first step, and it is the cheapest one available:

  • Pump the tank and watch what happens. If drains run normally afterward and stay that way, the tank was the issue and the field is fine. If they go sluggish again within a few weeks, the field can't take the effluent.
  • Check the liquid level. Water standing above the outlet invert means effluent isn't leaving the tank. That points outward, to the field or the line running to it.
  • Inspect the baffles and effluent filter. A collapsed outlet baffle sends solids straight to the trenches. A filter nobody has ever cleaned mimics field failure exactly — and costs a fraction to fix. See our guide to effluent filters and baffles.
  • Look at the distribution box. A tipped or corroded D-box dumps everything into one trench while the rest of the field sits dry and unused. It is a cheap part that kills expensive fields, and it's covered in our distribution box guide.

Roughly speaking, a good share of "failing field" calls turn out to be one of the last three. That is the whole reason we look before we quote.

When the Field Really Is Done

Fields fail from the soil side, not the pipe side. Over years, a biomat layer forms where effluent meets soil at the bottom of the trenches. That layer is supposed to be there in moderation — it does real treatment work — but once it seals, the soil stops accepting water and nothing you pour down a drain reopens it. The signs that a field is genuinely at the end, rather than temporarily overloaded:

  • Backups that return within weeks of every pump-out, on a predictable cycle
  • Soggy or spongy ground over the trenches during a dry stretch in July, not in April mud season
  • A bright green stripe pattern following the trench lines while the rest of the lawn is ordinary
  • Odor over the field on a still day, outdoors, away from the house vents

What Repair and Replacement Cost

Corrective work on a field that is marginal but not dead — replacing a failed D-box, cleaning or fitting an effluent filter, rerouting a sump discharge, resting the field on reduced load — generally lands in the hundreds, not the thousands. It is always worth trying first when the diagnosis supports it.

When replacement is the answer, Maine numbers run roughly:

  • New conventional drain field: $5,000 to $15,000
  • Full tank and field replacement: $12,000 to $25,000 for a conventional gravity system
  • Engineered or mound system: $25,000 to $40,000 and up, which is what poor soils, ledge, a high water table, or shoreland zoning near a great pond usually force

The Permit Path, and Why Early Calls Matter

A replacement system in Maine isn't something you schedule for next Tuesday. It needs a soil test and site evaluation by a licensed site evaluator, an HHE-200 application, and approval from your town's local plumbing inspector. The permit process guide walks through the timeline and fees.

That sequence takes weeks in good weather and longer once the ground freezes. A homeowner who calls at the first bright green stripe in August has every option open. The one who calls when the toilet stops flushing in January has a holding tank and a spring installation date. Same house, same field, very different year.

The cheapest drain field repair is the one you never need. Fields around here die early for a short list of reasons, nearly all preventable: a tank that goes unpumped until solids carry out to the trenches, roof or sump water flooding the field, vehicles compacting the soil over it, and garbage disposals tripling the solids load.
